Elevated Property Care charges a transparent hourly rate of $50/hr for our Property Manager non-routine labor. We publish all trade labor rates annually so our clients are never surprised by an invoice.

What is your availability?

EPC is available 365 days a year for all your property needs. Each property is assigned a Primary Property Manager. We also offer a after-hours assistance for urgent issues and a network of emergency vendors available around the clock.

Do you provide a warranty?

Yes, the buck stops with us. We provide a full warranty on all services we manage and bill directly. This is a valuable benefit for homeowners, as you only need to deal with us, and it ensures we are always motivated to deliver 100% satisfaction. Elevated Property Care is fully insured. We also verify that all of our vendors have the appropriate workers' compensation and general liability coverage

Do you charge a management fee?

Elevated Property Care differentiates itself by not charging a management fee on any routine care and maintenance services that are included in your annual estimate. We do apply a 15% management fee on all "non-routine" jobs.

How much does it cost?

The cost depends on the scope of services and the property's size and complexity. Elevated Property Care provides a fully line-itemized annual estimate for all recurring care and maintenance services, such as property reviews, pool care, landscaping, and pest control, so our clients have a clear understanding of their annual expenses.

Do you provide handyman services?

Yes, we offer are skilled services in completing a wide range of tasks, including but not limited to painting, carpentry, repairs, power washing, furniture assembly, and general punch lists.

How does your billing system work?

Elevated Property Care invoices in arrears at the end of each month. We rigorously reconcile all vendor invoices and consolidate them into a single, clear monthly bill for your convenience.

How much do you charge for a "Property Review" (inspection) and how often do you visit?

Property Review pricing starts at $45 per visit and includes an exhaustive checklist with bespoke comments and images, delivered in a digital report. We tailor a prudent schedule to your property and preferences, with a typical schedule being weekly in winter and every two weeks from April through October.

What is a "routine" service?

A routine service is a recurring service that can be priced and scheduled annually. These services are fully itemized in your annual estimate and include things like caretaking, pest control, pool care, and landscape services. Elevated Property Care does not charge a management fee on any routine services.

What is a "non-routine" service?

These are services that cannot be easily predicted in advance and occur "as required," such as coordinating with vendors, emergency services, repair projects, or a new installation. We will only complete these services with your explicit authorization. A 15% management fee is applied to non-routine services.
